I would only use an agent that uses a genuine independent referencing process. By this I do not just mean the credit check. If agents collect their own references I would always fear that they may not dig deep enough. With inexperienced negotiators you have the risk of the wrong mindset and that of just making the proposed rental happen for the sake of a quick fee and this can be dangerous.
If your agent is using a completely independent referencing company to validate who the applicants are, where they have been living, where they are working, what jobs they have and how much they earn, have they got a positive landlord reference and do they have any adverse credit history. You will then be getting a comprehensive report and this will best safeguard you and your property.
I have always told my clients “Any letting agent can let the property for you, but the good and the bad agents are separated by the quality of the tenants”.
